Homebuyers’ most-wanted kitchen, bath features




In this competitive real estate market, what do Chattanooga homebuyers really want? When it comes to key home amenities, double sinks and pantries stand out as “must-have” items in the kitchen, while a shower stall and tub are essential in the primary bathroom, a recent NAHB study found.

Among kitchen features, more than four in 10 buyers think the double sink is so essential they would be unlikely to buy a home without it, making this the highest essential share of all kitchen features listed.

With so much more time spent at home cooking during the pandemic, it makes sense people need the extra dish space. And while double sinks and pantries were the two highest-rated desirable kitchen features of buyers, these additional features are sought by nearly 70% or more of buyers:

• Table space for eating

• A central island

• Drinking water filtration

• Granite or other natural stone countertops

• Recessed lighting

• Customized backsplash

• Pullout shelves

It’s no surprise that the survey shows that bathrooms – especially the home’s primary bathroom – tend to be very important to homebuyers. In fact, nearly two-thirds of Americans spend 30 to 60 minutes a day in their home bathrooms, according to a U.S. Houzz study. That’s up to seven hours per week!

The four most-wanted bathroom features are all related to the home’s primary bath. At the very top of the list was a linen closet in the primary bath, followed by a shower stall and tub, a double vanity and a private toilet compartment. The shower and tub combination in the primary bath ranked as the most essential feature, with 36% of buyers stating they would be unlikely to purchase a home without this feature.
