Station 33 is a $130 million-plus mixed-use development planned for five acres along South Broad Street near downtown Chattanooga.
The five-building project will encompass about 500,000 square feet, including 100,000 square feet of retail and office space, more than 100 residential units, a 120-room hotel and 475 parking spaces.
The development will connect to the Tennessee Riverwalk and include a pedestrian-only plaza with a splash pad and space for community events.
The buildings
The largest of the five buildings will rise six stories and encompass 267,500 square feet, with penthouses, parking and a clock tower among its uses.
A second six-story building will contain 59,030 square feet of office and retail space, while a five-story, 66,019-square-foot building will combine condominiums, offices and retail.
A two-story, 17,845-square-foot building will house a food hall and restaurant.
The fifth building, a seven-story Aloft hotel, will encompass more than 90,000 square feet.
Timeline
Infrastructure construction is scheduled to begin in September 2026, followed by vertical construction in November. The first four buildings, including the parking deck, are expected to be completed in fall 2028.
The team
Barbera Development is developing Station 33 with support from The Kinsey Company.
Franklin Architects is the architect, Pape Dawson Engineers is the civil engineer, Grace Construction is the commercial builder and Collier Construction is the residential builder.
SouthEast Bank is providing financing. Dynamic Group is developing the Aloft hotel, with River Street Architecture serving as hotel architect.
