Hamilton County’s real estate market saw billions of dollars in activity during fiscal year 2024–25, with more than $3.8 billion in property changing hands and more than $5 billion in mortgages recorded, a new report from Register of Deeds Marc Gravitt states.
The report details the total sales volume, mortgage activity and document filings between July 1, 2024, and June 30, 2025. It reflects sustained commercial and residential development across the county, particularly in high-traffic areas of Chattanooga and Hixson.
Financial highlights
The county collected more than $14.2 million in conveyance taxes, which are paid to the state when properties are sold. This figure is based on a total sales volume of $3.86 billion, representing the cumulative value of real estate transactions where tax was assessed.
Meanwhile, mortgage tax collections topped $5.6 million, drawn from over $5.03 billion in mortgage loans recorded with the Register’s Office.
“These numbers show that Hamilton County continues to be a strong market for real estate investment and development,” says Gravitt. “Despite fluctuations in interest rates, the volume of both sales and loans indicates ongoing demand.”
Documents and transactions
In total, the Register’s Office processed 52,756 documents over the fiscal year. That includes 13,478 deeds and 13,404 deeds of trust, which are typically filed when property is sold or financed.
The closeness of those two numbers – deeds and deeds of trust – suggests most property transactions were accompanied by financing.
“This level of document activity keeps our staff busy and reflects the health of our local economy,” Gravitt says.
Top 10 property transactions
The largest single property transaction of the year was a $34 million sale of the 2 Northshore shopping complex on Manufacturers Road. Other high-value deals included:

9. $12.75 million – Parcel 158A F 050
Several of the top transactions involve commercial properties in growing retail, industrial or logistics corridors, including Gunbarrel Road, Highway 153 and Riverport Road.

Gravitt notes that the Register’s Office has invested in digital infrastructure and automation to keep pace with rising activity and improve efficiency.
“The demand for timely recording and access to public documents continues to grow,” he says. “Our team is committed to transparency, accuracy, and customer service as we support the county’s real estate and lending professionals.”
While national economic trends might affect future sales and borrowing, the fiscal 2024–25 numbers suggest that Hamilton County’s real estate market remains resilient, Gravitt says.
